Before you apply
- Step 1 of 5: Apply for this propertyStart an application and save a draft. Only you can see it.
- Step 2 of 5: Submit applicationYour submitted version is fixed and has an APP reference.
- Step 3 of 5: ReviewThe reviewer looks at it (Under review) and may shortlist it.
- Step 4 of 5: Additional information requestedOnly if the reviewer asks. Your answer is a new version.
- Step 5 of 5: Decision by a personApproved or Unsuccessful. PlaceNest does not decide.
Outcome: If you are approved, the reviewer may prepare tenancy documents for you to review and sign (ACT and NSW properties).
Rooms advertised by an existing tenant and lease transfers follow a different route. See those guides.
You can apply for Rent and Share advertisements in the ACT and NSW, and for lease transfers. Parking advertisements do not take applications.
- You need to be signed in. If you are not, you are brought back to the application after signing in.
- You can have one open application for each advertisement.
- You cannot apply for an advertisement you manage.
- The form is PlaceNest's own rental application form. It is not a government or statutory form.
- Open the advertisement and select Apply for this property (or Apply for Lease Transfer).
- Select Start application.
- Work through each section, selecting Continue as you go.
- Check everything on Review & submit, confirm the declarations and select Submit application.
Saving and resuming a draft
Select Save draft at any time. Your draft is private to you until you submit it. To continue, open the advertisement and select Continue your draft application, or open it from My applications.
Good to know: An unfinished draft is deleted after a period without changes. The page tells you how long. You can also discard a draft yourself, which deletes it and any documents you uploaded.
What you are asked for and why
- Your details
- Your full name, e-mail and phone, so the reviewer can contact you. They are pre-filled from your account and you can change them.
- Household
- Move-in date, preferred lease term, number of adults and children, the names of other adults (no contact details), and pets.
- Current living situation
- Whether you rent, own, live with family or friends, or something else, plus your current suburb and optional details.
- Employment & income
- Your employment status and a weekly income band. A range is enough — PlaceNest never asks for an exact figure, bank details or transaction history.
- References
- One to three referees. See the section on referees below.
- Supporting documents
- Optional documents, such as proof of identity or income.
Supporting documents and safe redaction
Documents are optional. Only upload what the lister genuinely needs. You can upload up to 5 documents in PDF, JPEG or PNG format, up to 5 MB each, and tag each one as Identity, Income, Rental history or Other.
Important: Redact account numbers and unrelated bank transactions before you upload. Never upload passwords, card numbers or online-banking details.
Documents are private: only you and this advertisement's reviewers can open them. Your original file names are not kept, and documents are deleted with your application.
Referees
Add one to three referees. For each one, choose the relationship (current or previous landlord or agent, employer, or personal reference) and give a phone number or e-mail address.
- You cannot nominate yourself. A referee's e-mail or mobile cannot be your own, whether it is the one on the application or the one on your account. E-mail addresses are compared ignoring capital letters, and 04 and +61 mobile formats are treated as the same number.
- You cannot add the same referee twice.
- You must confirm that your referees have agreed that the lister may contact them about this application.
Important: PlaceNest never contacts referees itself. The reviewer decides whether to contact them.
Who may see your application
Before you submit, you are shown a notice about who may see your application.
- The advertiser reviews it. Their role is as they describe it — PlaceNest does not verify it.
- Where the tenancy process requires it, your application may be shared with a landlord, managing agent or property owner through PlaceNest — but only after you agree to share it with that named person.
- For a lease transfer advertised by the current tenant, or a room advertised by an existing tenant, the tenant sees a summary only — not your contact details, income, referees or documents.
Declarations and submitting
- Confirm that the information in your application is true and correct to the best of your knowledge.
- Confirm the privacy statement about who your application is shared with and how long PlaceNest keeps it.
- Select Submit application. You see your APP reference, and the lister is notified in PlaceNest.
The declarations are PlaceNest's own wording, not a statutory declaration.
Your submitted application cannot be changed
Once you submit, that version is fixed. If the reviewer asks for more information, your answer creates a new version under the same APP reference. Earlier versions stay exactly as they were. You can download a PDF of each version.
Withdrawing your application
You can withdraw at any time while your application is Submitted or Under review. Select Withdraw application.
- Any open request for information is cancelled.
- Invitations to other reviewers that are not yet active are withdrawn.
- After you withdraw, the lister can no longer see your application.
