Outcome: Your advertisement is live. Enquiries arrive in Messages, and applications for Rent and Share advertisements arrive in Applications received.

Listing is free. To start an advertisement you need a saved profile with a display name. If you have not saved one, PlaceNest takes you to your profile first and brings you back afterwards.

To publish, you also need your private contact details (phone and e-mail) saved under "Contact details for your listings" on your profile. They are never shown to logged-out visitors.

On your profile you also choose how you list: as a private lister, or as a professional agent with a professional name, role, photo and agency. A private lister shows as "Private lister".

Property, advertisement and listing type

A property is the place itself. An advertisement is one listing of that property (or of one room in it) at one time. A property keeps all its advertisements together over time, so the address you enter matters: it identifies the property.

Whole property
You are advertising the whole home for rent.
Private room / Shared room
You are advertising one room in a share home. You add a room label, for example "Room 1" or "Front bedroom". Use the same label if you relist that room later.
PRP reference
The permanent reference for the property.
ADV reference
The permanent reference for one advertisement. It is given when the advertisement is first published, never changes and is never reused. A relisting is a new advertisement with a new ADV reference; reactivating an archived one keeps its ADV reference.

You also enter the property type, bedrooms, bathrooms, parking spaces, weekly price, available-from date, an optional minimum stay and a description of up to 350 words. The property type is used as the public heading.

Who is advertising?

Every advertisement must say who is advertising it. The choices depend on what you are advertising. If only one choice fits the uses you selected under "What brings you to PlaceNest?" on your profile, it may be pre-selected as a suggestion. Check it: you can change the answer for each advertisement.

Whole property
"Property owner / landlord" or "Real-estate agent / property manager". There is no tenant option. A tenant who wants someone to take over their whole home uses Lease Transfer instead.
Private or shared room
"Property owner / landlord (e.g. resident owner)", "Real-estate agent / property manager" or "Existing tenant (e.g. head tenant sub-letting a room)".
Parking space
"Owner of the parking space", "Agent / property manager" or "Tenant with use of the space".

Your answer is shown on the advertisement as "Advertised by: ... — as stated by the advertiser; not verified by PlaceNest". It also decides who reviews and decides applications for that advertisement. Older advertisements that never answered show "Advertised by: not stated" and can declare it at any time from the advertisement page.

You need an answer to publish, reactivate or renew. Every answer you give is kept in the advertisement's history.

Important: PlaceNest does not verify ownership, agency or authority. Your answer is a declaration, not proof. Choosing "Existing tenant" means you screen applicants only; it never gives you landlord authority.

Address and contact privacy

The exact street address is private by default. Logged-out visitors only ever see the suburb and an approximate location on the map.

  • Show exact street address to logged-in PlaceNest users?
  • Show my direct contact details to logged-in PlaceNest users?
  • Show my name (profile display name) to logged-in PlaceNest users?

Each question defaults to No. Yes shows that detail to signed-in members only, and only while the advertisement is live. It never publishes it to the open internet. With No, people can still message you through PlaceNest. Reactivating, renewing after expiry or making the advertisement available again resets all three to No.

Good to know: Whatever you choose here, once someone submits an application for your advertisement, the property address is shown to them inside that application so they know which property it is for. It is not shown to anyone else because of that.

Photos and inspection times

Step 2 of setup is photos and inspection times. Photos are optional, but listings with photos get more attention.

  • JPEG, PNG or WebP, up to 5 MB each, up to 15 photos per listing. You can drag and drop several at once.
  • The first photo is the cover. Drag photos to reorder them, use the Earlier / Later buttons, or choose "Set as cover".
  • Inspection times are in Canberra local time. Seekers see your upcoming times on the listing, with the next one highlighted. You can add up to 20 upcoming times.
  • PlaceNest does not take bookings or record attendance for inspections; anyone can turn up.

Publishing

Until you publish, the advertisement is a draft that only you can see. Use "Continue setup" to finish it and "Publish listing" when you are ready.

  • It can be anywhere in Australia, and it can be found in PlaceNest search wherever it is — every state and territory is supported.
  • The address must be complete.
  • You must have answered "Who is advertising?".
  • Your private lister contact details must be saved on your profile.
  • The same place cannot be advertised twice at once. Archive or edit the existing advertisement instead.
  • If a whole property and a room in it would be live at the same time, you are asked to confirm before publishing.

Choosing the suburb: type a few letters (or a postcode) and pick the suburb or locality from the suggestions. Suggestions and postcodes come from the Australian Bureau of Statistics. Enquiries and applications

Signed-in members can send an enquiry from a live advertisement. Each enquiry starts a two-way conversation with the advertisement's owner in Messages. Enquiries go to the account that owns the advertisement, not to agents assigned as listing contacts.

Rent and share advertisements in the ACT and NSW also show "Apply for this property". Applications arrive in Applications received, grouped by property and then by advertisement.
